Types Of Inspections


Pre-Purchase

This inpsection allows the current buyer or agent to understand each of the major components of a home.  This detailed report will inform the buyer of the remaining useful life of all the mechanical systems. The report will also illustrate safety issues or sytems that are in need of repair or replacement. A pre-purchase inpsection is a great tool that will give buyers an overview of their potential home.


Pre-Listing

Based on the inspection before listing your home, we highlight repairs/maintenance items that will make your home more attractive to potential buyers. This inspection will eliminate surprises, that would show up, on a buyers pre-purchase inspection. Real estate agents have counted on us to help them protect their property listings for both buyers and sellers. From top to bottom, everything gets checked during our inspection.


New Construction

Whether you are a home buyer, agent, or builder, you can get an unbiased view of a newly constructed home. Builders use our services when the job site manager needs a different perspective. Buyers and agents get a new construction inpsection to ensure everything in the home is functioning properly, built correctly, and ensure the house is sound. This inspection will allow the builder to ensure every aspect of the home was built with quality craftsmanship and materials before the closing.


Warranty Inspections

Confirm that every system, from plumbing, HVAC, electrical, to the foundation, up to the roof line are still the same as the day you moved in.  A warranty inpsection could be the last chance to get items repaired while still coveraged undr the builders warranty period. If you feel uncomfortable or uneasy about the mechanicals or structural components of your new home, let the experts handle your warrenty inspections.

Thorough Review

Often times it is easy to over look various faults in a property. These things tend to go unnoticed until it's too late. Some of the common issues are foundation cracks, leaky pipes, or electrical problems. We inspect the foundation inside and outside for settling, water penetration, cracks of all sizes, and structural issues. We take the extra time to check every plumbing fixture in the home to avoid future or current issues. The main electrical panel is inspected for proper wire connections, breaker amperage, and wire size--all of which are vital to avoiding electical mishapes. We also look over the water heater, furnace, and air conditioner to verify that they have been serviced and function properly. Another part of the home that is commonly overlooked is windows. We make sure they are fully functional and that the seals aren't broken.  We also check that any installed screens/storm windows are in working condition and free from damage. 


Interior

Throughout the home inspection, everything from the roof to the foundation gets inspected. We offer radon measurements to ensure your home is safe from the invisible and ordorless gas, radon. The HVAC system, furnace, and visible areas get looked over. With our interior home inspections, we check all plumbing fixtures, appliances, electrical panel, HVAC system, insulation, attic space, foundation, lighting, floors, walls, ceilings, doors, windows, fireplaces, railings, cabinetry--bath and kitchen, and GFCI and standard outlets.

Exterior

The exterior of the home is just as important since the elements have a huge effect on what goes on in the inside of your home.  You may have a downspout that is not properly draining away from the home, which can lead to possible water in the basement or settling  from the erosion of the ground.  When we walk the outside of your home, we check sidewalks, walkways, driveways, garage doors, carports, porches, decks, siding, soffits, gutters, roofing, landscaping, retaining walls, and the grade or slope of the land for proper drainage away from the home.


Roof Inspections

A vital part of our inspection is the roof. We use drones to inspect the roofs shingles/gutters and the condition of your chimney caps, gutters, plumbing vents, & ridge line. Drones help us see 100% of the roof up close. We also inpsect roof sheathing inside during our interior inspection, for water damage or rot to ensure your roof is solid.
